Lehi, Utah: Questions I Get All the Time
These are the questions I hear at open houses, in texts and at the gas station. My answers are honest, including the parts that aren’t on the brochure.
Is Lehi, Utah a good place to live?
I think so, and I’ve lived here 16 years. It has trails, jobs close by and a downtown that still feels like a small town on Main Street. It also has construction everywhere and traffic that will test you. If I were you, I’d spend a weekday evening and a Saturday morning here before deciding.
Is Lehi a safe place to live?
I’m not going to rate safety for you, because that’s your call to make with real data. Lehi Police and the city publish information, and crime maps let you look at a specific address. Look at the exact street you’re considering, not a citywide average.
What is Lehi, Utah known for?
These days, Silicon Slopes and Thanksgiving Point. Before that, farms, and you can still see the old Lehi near Main Street. Old and new both belong here.
How bad is traffic in Lehi?
Bad enough that I tell every buyer the same thing: drive from the house to work on a Tuesday around 5:15 before you write an offer. Projects like the 2100 North freeway are meant to help, and I wrote about the 2100 North freeway timeline.
What are the main neighborhoods in Lehi?
People ask most about Traverse Mountain, Holbrook Farms, the older blocks near Main Street and the newer developments on the west side. They differ in lot size, HOA, home age and how far you are from the freeway. I’ll walk you through each one and you decide what fits.
Is Lehi expensive?
It’s not the cheapest city in Utah County, and I won’t pretend it is. Townhomes and condos are usually the most realistic way in. Text me what you want and I’ll pull what actually sold recently, so we’re working with real numbers.
Should I buy new construction in Lehi?
Maybe. New builds can come with incentives, but the contract is the builder’s. Have your own agent compare the deals side by side. My Lehi new construction page breaks it down.
Do I need a realtor to buy new construction in Lehi?
You don’t have to, but you should bring one. The builder’s sales rep works for the builder. I represent buyers on new construction and sit on your side of the table. Ask me how buyer agent pay works with each builder.
What school district is Lehi in, and how do I check boundaries?
Lehi is in Alpine School District through June 30, 2027, then moves to the new Aspen Peaks School District on July 1, 2027. I don’t rank schools. Check any address directly with the district before you write an offer, because boundaries change.
What should I check before buying a home in Lehi?
Drive the commute at rush hour. Confirm school boundaries with the district. Ask about the HOA, the water setup and any secondary water or impact fees. Then look at the street at night.
What is my Lehi home worth?
Online estimates are a starting point, not a price. I price from what actually closed near you recently. Text me your address and I’ll send a real number. See Lehi home prices.
Is now a good time to sell in Lehi?
It depends on your next move more than the headlines. If you’re buying again, the timing of both matters more than the month. Let’s look at your numbers before you decide.
What should I fix before listing my Lehi home?
Usually the cheap stuff that shows: paint, lights, landscaping, small repairs. Big remodels right before listing rarely pay you back the way people hope. I’ll tell you which is which for your house.
Can I sell my Lehi home and buy the next one at the same time?
Yes, with a plan. There are a few ways to line it up, and each has tradeoffs. We’ll pick the one that keeps you from being caught in between.
Do you work outside Lehi?
Yes. I help buyers and sellers in American Fork, Saratoga Springs, Highland, Alpine, Eagle Mountain, Bluffdale, Pleasant Grove, Lindon, Draper and Cedar Hills. Lehi is home, so it’s where I know the most.
