Saratoga Springs runs along the northwest shore of Utah Lake, with the Jordan River on the east and the Lake Mountains on the west. The city calls itself a linear city, stretching about 11 miles north from Pelican Point, and that shape explains a lot about daily life here. You get a lake out one window and mountains out the other. You also get long north south drives on a few main roads.

I live next door in Lehi, so Saratoga Springs is a place I drive, show and talk through with buyers. The draw is easy to see: newer homes, a marina and lake trails, foothill views and a city still building out. The test is just as easy to see: construction on a lot of corners, Redwood Road and Pioneer Crossing at rush hour, and a growth plan that is far from finished. You don't get one without the other.

the ACS mean travel time to work for Saratoga Springs workers is 28.7 minutes (ACS 2020 to 2024), which covers all workplaces, not just a Lehi office. If you already own here and you're thinking about selling, you're often competing with brand new homes down the street, so the question is "what are buyers paying for a home like mine versus a new one right now."

The name came first. In 1884 John Beck opened a resort on the springs here and named it Saratoga Springs, after the famous resort town in New York. The springs are still there, just outside today's city limits, with a trailhead on the city's parks list.

The city itself is young. Landowners incorporated in December 1997, and the Deseret News described the new town as born in time for tax purposes. It became a city in 2001. The Census counted 17,781 residents in 2010 and 37,696 in 2020.

Roads tell the rest of the story. The city's 2025 road report marks Pioneer Crossing opening in 2010, Redwood Road widening to five lanes in 2017 and the first stretch of Mountain View Corridor between Redwood Road and Pioneer Crossing in 2019. Each one made more land easier to reach. You don't need the history to buy here. You do need to know almost everything you'll tour was built in the last 25 years, and the street plan is still catching up.

The city's own population figure runs higher than the Census estimate. We use the Census number so every guide compares the same way.

Building hasn't slowed much. the Kem C. Gardner Policy Institute reports Saratoga Springs permitted 1,354 residential units in 2024, second most of any Utah city: 647 single family homes and 707 condos, townhomes and twin homes, with no apartments.

Prices: keep ACS and closed sales separate forever. the ACS median value of owner occupied housing units is $605,500. That is what owners estimate their homes are worth, not what sold. for actual sales, the Gardner Policy Institute, using UtahRealEstate.com data, reports a 2024 median single family sale price of $637,954 across 725 sales, up 1.1 percent from $630,900 in 2023.

Saratoga Springs is still very much a growth city. The question is where and how fast.

  1. the city amended its General Plan in December 2025 (Ordinance 25-75). Its water element says about 11.36 of the city's 23.72 square miles are developed, and expects the city to reach about 34.6 square miles with future annexations.

  2. city documents put buildout population at more than 120,000 (the city's About page) and about 165,000 before 2065 (the December 2025 water element). Either way, the city is planning for a lot more people than live here now.

  3. the Mountain View District Area Plan (2025) covers a partnership with the area's landowner that dates to 2010. It entitles 20,620 equivalent residential units, and about 16,042 of them, on about 2,237 acres, remained at the start of 2025. That's roughly 70 percent still to come. More than 3,300 units were built by the end of 2024. A January 2025 annexation added about 162 acres, and buildout is now expected around 2055. Named projects include Wander (about 1,900 units), the Crossings, and parcels planned for Intermountain Health and the University of Utah.

  4. Three CanyonsOn December 18, 2025, the city council unanimously approved the annexation, master development agreement and community plan for about 1,210 acres of state trust land near Grandview Boulevard and Stillwater Drive, with Larry H. Miller Real Estate as the developer. The site includes a landfill that closes in early 2027, which the developer will reclaim to state environmental standards. The developer's own targets are up to 2,950 homes, first home sales in late 2027 and full buildout around 2040, with a Bonneville Shoreline Trail extension and debris basins. Treat those as developer targets, not city guarantees.

  5. the water element expects drinking water supply to meet buildout, using wells and Central Utah Project water. It also projects a shortfall of about 4,514 acre feet of pressurized irrigation water at buildout, even with potential reuse. Expect landscaping rules and water budgets to keep tightening.

  6. on September 15, 2026, the council adopted accessory dwelling unit code amendments (Ordinance 26-42).

compared with more built out neighbors like American Fork, Saratoga Springs still has large planned communities and annexation land ahead of it. That means more choices in new construction, and more change near almost any address.

What I'd do: before you fall for a lot, look at the city's land use map and current development applications for the land around it. Then drive there at 7:30 on a weekday morning. Plans are plans, not shovels.

These are sourced projects, not promises that every one is finished.

  1. City road planThe 2025 road report lays out about $32 million in near term city road projects and $90.3 million over 20 years, including Pony Express Parkway widening and a Jordan River bridge replacement planned for 2027 at about $14 million.

  2. State road moneyIn May 2024 the state approved $553 million to extend Mountain View Corridor south to Cory Wride Highway (SR-73) in Saratoga Springs and $459 million for an SR-73 freeway west to Ranches Parkway in Eagle Mountain. UDOT said construction could start as early as 2027. The Eagle Mountain city road update now lists 2029 to 2030 for that work, so expect dates to move.

  3. Pioneer Crossing Flex LanesA new lane each direction opened May 4, 2026 on 4.5 miles between Lehi and Saratoga Springs, with Flex Lanes from I-15 to Redwood Road by the end of 2026.

  4. TransitA new UTA park and ride at 795 E Sand Dollar Way started construction in February 2026 and is expected to finish by the end of 2026. UTA On Demand launched in parts of the city on August 16, 2026.

  5. Flood and debris workThe city's draft 2026 storm drain impact fee plan includes an Israel Canyon debris basin and flood mitigation project.

These are field tests, not avoid lists. None of them tell you where you should buy.

  1. A few main roadsRedwood Road, Pioneer Crossing and SR-73 carry most trips out of town. UDOT's own baseline puts a morning eastbound Pioneer Crossing trip at about 14 minutes and an evening westbound trip at about 19, and says those would grow to 20 and 32 minutes by 2037 without the Flex Lanes work. Tradeoff: newer homes and lake access versus a longer drive at peak. Drive your route at rush hour, both directions.

  2. Construction next door1,354 units permitted in 2024 and about 70 percent of the Mountain View District still to build. Tradeoff: new homes and new stores versus dust, trucks and a changing view. Ask what is approved on every vacant parcel you can see from the back yard.

  3. Lake edgethe city sits on Utah Lake and the Jordan River. Tradeoff: marina, trails and views versus flood zone, drainage and insurance questions on certain parcels. Look up the exact address on FEMA's flood map.

  4. Foothills and firethe human caused Knolls Fire burned about 12,977 acres near Saratoga Springs in June 2020, homes were evacuated, and the city handed out sandbags afterward for flooding off the burned slopes. Tradeoff: mountain views versus wildfire and debris flow exposure. Check the address on Utah's wildfire risk portal and ask about defensible space. Official map controls.   5. Secondary water and yardsthe city projects an irrigation water shortfall at buildout. Tradeoff: a big green lawn versus water rules and costs. Ask the seller or builder about pressurized irrigation, meters and landscaping rules.

  6. The Three Canyons landfill sitethe landfill closes in early 2027 and is planned to be reclaimed as part of Three Canyons. Tradeoff: new trails and homes versus years of construction nearby. Ask about timing if you're buying close by.

  1. The lakeshore and the marina

    Inlet Park at 222 S. Saratoga Rd. has Jordan River access, a non motorized launch and trailheads, and South Marina Park has a boat ramp.

ACS 2020 to 2024 counts 12,583 housing units in Saratoga Springs: 2,613 built in 2020 or later, 4,730 built from 2010 to 2019 and 4,511 built from 2000 to 2009. That's 94.2 percent built in 2000 or later, with a median year built of 2012. The ACS owner occupied rate is 84.5 percent and median gross rent is $2,256. In 2024, more than half of new permitted units were condos, townhomes and twin homes rather than detached houses.

    UDOT started a safety and turn lane project on Redwood Road on August 24, 2026, scheduled to wrap up in early fall 2026.

    The main link east to I-15 and Lehi.

    UDOT says it was built for about 35,000 vehicles a day and now averages about 55,000. A new lane each direction opened May 4, 2026, and Flex Lanes between I-15 and Redwood Road are expected by the end of 2026, with up to four lanes in the peak direction and more than six minutes a day saved.

  3. Mountain View Corridor

    The freeway segment from Porter Rockwell Boulevard to 2100 North opened in December 2025, and UDOT says it saves up to 12 minutes each direction.

    The state approved $554 million to turn 2100 North into a freeway between Mountain View Corridor and I-15, and construction has started.

The city has already posted future dates: June 9 to 12, 2027 and June 7 to 10, 2028. If you buy near the parade route or Patriot Park, plan on a busy Saturday.
